Property Management Specialist – Denver, CO

Position Overview

The Property Management Specialist is responsible for the timely review, processing and resolution of municipal documents in compliance with Fannie Mae/PEMCO guidelines. This is inclusive of confirming governing municipalities, processing and payment of Vacant Property Registration (VPR), code violation research, resolution, negotiation and payment on outstanding violations, ongoing management of VPRs and final validation of all at time of asset sale.

Essential Job Functions

• Conduct due diligence to determine the property location and governing municipality
• Review Municipal websites for Vacant Property Registration (VPR) requirements
• Contact the municipality to confirm the proper ordinance for each assigned property
• Register properties as required with local authorities to avoid penalties to PEMCO or Fannie Mae
• Verify previous vacant property registration history and payment status
• Complete Open Public Records Act Requests and like kind research to obtain existence and or status of any open code violation
• Review Code Violations and contact local authorities to resolve and negotiate fines assessed
• Timely submission of fully audited and support payment requests to accounting for processing
• Recommend appeals and or negotiation on balances more than delegated amounts and or adverse to existing statutes
• Manage high volume ongoing case load inclusive of new and “in progress” cases pending response
• Responsible for fully detailing all case activity in management system inclusive of data entry, document upload and case notes
• Correspond with Fannie Mae Listing Agents to confirm prior payments and other pertinent information regarding the assigned asset


• High School diploma or equivalent required
• Previous experience with a Field Service Company or Local Municipal Government a plus
• Ability to interpret and correctly apply municipal ordinances, statutes and codes relating to property management, maintenance and vacant properties
• Must be able to work in a fast paced environment while maintaining high levels of accuracy
• Detail oriented and self-motivated, with excellent organizational skills
• Self-starter with online research with a strong ability to multi-task while working with multiple websites
• Organizational skills with a demonstrated capacity to handle large volumes of work with ability to prioritize tasks and meet deadlines
• Must have good communication skills, both written and verbal, and must be able to deliver a clear and understandable message to a variety of industry partners including municipal representatives, selling agents, listing agents, closing agents and operational staff • Must be able to work in a team environment based on shared responsibilities that determine success ratios
